Air duct and HVAC cleaning after a fire
If the air conditioning was running during the fire, and in a DFW summer it almost always was, the ductwork is full of soot and the odor will come back the first time the system starts. Cleaning the system is not an add-on; it is part of the job.
Why the HVAC system matters
A running air handler pulls smoke from the fire room, pushes it through every duct in the house and deposits soot on every register, in every return and on the evaporator coil. Rooms the fire never reached get smoke damage through the vents. If the ducts are not cleaned, every cycle after the restoration blows a little more residue and odor back into rooms that were just cleaned.
What we do
- Assess. Camera inspection of the supply and return trunks to see how far soot traveled and whether the duct lining has absorbed it.
- Isolate. Registers sealed so cleaning does not push residue back into the rooms.
- Clean. Negative-air duct cleaning with agitation, HEPA collection at the outlet, registers and grilles removed and cleaned separately.
- Coil, blower and cabinet. The evaporator coil and blower wheel are where soot packs in hardest. Cleaned or, where the coil is fouled beyond cleaning, replaced through a licensed HVAC partner.
- Filters and deodorizing. New filters, and the system deodorized as part of the whole-house odor treatment.
- Replace where cleaning will not work. Flexible duct with soot in the inner liner and fiberglass duct board that has absorbed smoke are replaced, not cleaned; cleaning them just moves the problem.
Do not run the system
The single most useful thing you can do after a fire is leave the HVAC off until the assessment. Running it spreads soot to clean rooms and pulls it deeper into the system. If the house is unbearable without it, call and we will get air scrubbers in first.

Asked about air duct & hvac cleaning
Can the ducts just be cleaned instead of the whole house?
No. Duct cleaning is one step in whole-house odor removal, not a substitute for it. Clean ducts feeding rooms that still hold residue will smell again within days.
Do you replace the air handler?
Only when the coil or blower is fouled beyond cleaning, or when the fire heat reached the unit. That work is done by a licensed HVAC partner under permit and is documented for the claim like everything else.
Is duct cleaning covered by insurance?
It is usually part of the smoke-damage scope when the system ran during the fire. Coverage is between you and your insurer; we document the condition of the system with photographs so the adjuster can see why it is on the scope.
Do you clean ducts that were not affected by a fire?
Yes, for post-construction dust, water-damage contamination and general cleaning, using the same equipment.
