Reconstruction and repairs after fire damage
The point of everything before this is to get here: a building put back the way it was, or better, by the same people who did the cleanup. One contractor, one schedule, one person to call, from demolition to the final walk-through.
Why one contractor matters
Many restoration companies stop at cleaning and hand the rebuild to a separate builder. That hand-off is where jobs stall: the builder disputes the scope, the mitigation company is gone, and the homeowner is in the middle. We do both, so the person who wrote the scope on day two is the one building to it on day forty.
What reconstruction covers
- Demolition and disposal of what could not be saved, with hazardous materials handled by licensed abatement contractors where testing requires it.
- Structural framing: sistering or replacing charred studs, joists and rafters; engineering where a load-bearing element was affected.
- Roofing, from patching burned-through sections to full replacement.
- Electrical, plumbing and HVAC through licensed trade partners, with the permits pulled in your city. Wiring exposed to fire heat is replaced, not reused.
- Insulation, drywall, texture and paint, matching the existing finish where a partial repair meets an untouched wall.
- Flooring, cabinets, countertops, trim, doors, windows and fixtures, matched to what was there or upgraded at your choice.
- Final cleaning and walk-through with you, room by room, before contents come home.
Permits and inspections
Structural, electrical, plumbing and mechanical work after a fire requires permits in every DFW city. We pull them, schedule the inspections and keep the approvals in your file. Unpermitted fire repairs surface at sale time and become your problem; we do not do them.
Working with the claim
The reconstruction scope is written in the line-item format adjusters use, so it can be compared directly with the insurer's estimate. Where the two differ we explain why, with photographs, and supply whatever supplementary documentation the adjuster asks for. Upgrades beyond like-for-like are your choice and are priced separately so the claim and the extras never get confused.
Questions
Asked about reconstruction & repairs
Can I use my own contractor for the rebuild?
Yes. You choose who rebuilds. If you use someone else we hand over the full documentation and scope so they can pick up cleanly.
Can I upgrade while it is open?
Often the best time to do it, since walls are already open. Upgrades are quoted separately from the claim scope so there is never a question about what insurance paid for.
How long does a rebuild take?
From a few weeks for a single room to several months for a major structure fire, plus permit lead times. The written schedule is updated whenever anything changes, and you are told why.
Are your trades licensed?
Electrical, plumbing and HVAC work is done by trade partners who hold the Texas licenses those trades require, under permits inspected by your city.
