Commercial and multi-family fire restoration
A fire in a business or an apartment building has the same physical problems as a house fire plus tenants, customers, payroll and a landlord's insurer. We plan the restoration around getting the building, or the parts of it that can be, back in use as fast as is safe.
Property types
- Restaurants and commercial kitchens. Grease and protein fires; hood and duct systems; health-department sign-off before reopening.
- Retail and offices. Inventory and equipment inventoried and cleaned; phased reopening so trading can resume in unaffected areas.
- Warehouses and light industrial. Large-volume smoke and soot removal, racking and stock assessment, roof and structural securing.
- Apartments and multi-family. Unit-by-unit containment so restoration in one unit does not contaminate the next; coordination with property managers and displaced residents.
- Churches, schools and community buildings. Contents with high sentimental value, large open volumes, and a need to reopen for a fixed date.
How commercial work differs
- Business interruption is the biggest cost. The schedule is built around which areas can reopen first, with containment and negative air keeping the working areas clean.
- Two policies, sometimes three. Building owner, tenant and contents may each have separate coverage. We document for all of them, in the format each adjuster expects.
- Regulatory sign-off. Health department for food service, fire marshal for occupancy, city building inspections for the rebuild. We schedule them and keep the approvals in the file.
- After-hours work. Where a business can trade during the day, cleaning and rebuild run at night and weekends.
- Site security. Fencing, board-up and lighting for vacant commercial buildings, which attract attention fast.
Honest scale
We are a regional contractor, not a national network. A very large loss, a high-rise or a disaster that has hit a whole district may need more equipment and people than we have. Can we keep trading during the restoration?
Often, in part. The assessment identifies which areas can be isolated with containment and negative air so the rest of the building stays clean. Food service usually needs health-department clearance before reopening any part.
Who do you work for, the landlord or the tenant?
Whoever hires us, and we document the loss for every policy involved so each adjuster gets what they need. We tell both parties clearly what is and is not in our scope.
Do you do apartment buildings?
Yes. Unit-by-unit containment, coordination with the property manager, and a schedule that gets unaffected units re-occupied first.
Can you handle a large commercial loss?
Up to a point. Ask on the first call; we will tell you honestly whether the size of the loss is within what we can staff, and if it is not, we will help you find a contractor who can.
