Contents cleaning and pack-outs
Your belongings are half the claim and all of the sentimental value. A pack-out gets them out of the contaminated building, cleaned properly off-site, stored securely, and returned when the house is ready, with an inventory that matches what your adjuster sees.
Why contents leave the building
Contents cannot be cleaned properly in a building that is still full of soot and moisture; they just get dirty again. And a house full of furniture cannot be restored efficiently. So contents are inventoried, packed and moved to a clean facility, and the structure and the contents are restored in parallel.
The inventory
Every item is photographed, numbered, described and tagged before it leaves the room. Boxes are labeled by room and contents. You get a copy, your adjuster gets a copy, and the same list comes back with the items. Nothing leaves without a record; nothing comes back without being checked against it. Items that are damaged beyond restoration are photographed, listed separately as non-salvageable, and kept until you and the adjuster have agreed, so the loss can be claimed.
How things are cleaned
- Hard goods (furniture, dishes, tools, décor): ultrasonic cleaning for small items, hand cleaning and refinishing for wood, specialist products for leather and metals.
- Textiles (clothing, bedding, curtains, rugs): specialist smoke-restoration laundering and dry cleaning through a partner facility, with ozone or hydroxyl deodorization.
- Electronics: soot is conductive and corrosive. Electronics are assessed, and either professionally cleaned by a specialist or documented as a loss. Do not switch them on to check; that is often what kills them.
- Documents and photographs: freeze-drying and specialist recovery where the value justifies it.
- Everything: deodorized in an ozone or hydroxyl chamber before it is packed for storage.
Storage and return
Contents are stored in a secure, climate-controlled facility for as long as the rebuild takes. When the property passes its final walk-through, they come back, are unpacked into the rooms they came from and checked off the inventory with you.

What should I take out myself before you arrive?
Medications, essential documents (ID, insurance papers), valuables and anything you will need for the next few days, if it is safe to enter. Everything else, leave for the inventory so the record is complete.
Who decides what is not worth saving?
You do, with our recommendation and your adjuster's agreement. We tell you what restoration would cost relative to replacement, and we never dispose of anything without a signed release.
Is my stuff insured while you have it?
Contents in our care are covered by our insurance while in transit and storage. Ask for the certificate; we expect the question.
How long can you store things?
For the duration of the restoration. If the rebuild runs long, the storage runs with it.
